Western suburbs account for the top five most affordable and liveable suburbs in Sydney, according to a new liveability index from McCrindle Research.

Parramatta North ranked number one, followed by North Parramatta. Third place was shared by new up and comer Wentworth Point, Sydney Olympic Park, Homebush, Stanmore and Petersham.

The research revealed that Sydney-siders were prioritising connection, community, and amenity.

Sophie Renton, managing director of McCrindle Research, explained the diverse range of factors that contributed to how liveability was measured.

“Areas of high liveability are well connected to public transport and infrastructure, with good access to education and employment. They are arts, culture, and retail hubs,” Ms Renton said.

“Affordability and a diverse and vibrant community are also key.

“Somewhere like Bondi might have great liveability, but the affordability effects its score. Similarly to more affordable properties on the fringe, lose that connectivity.”

Billbergia Group, who are responsible for the development of Wentworth Point, were unsurprised with the high ranking.

Development Director of Billbergia Group, Rick Graf said their goals in building Wentworth Point was centred around creating a long-term, sustainable and self-reliant community.

“The suburb is only 750m long, everything you need is in walking distance so residents don’t have to rely on a car,” Mr Graf said.

“There is a full medical centre, school, childcare, Marina Square shopping centre and we have organised a free community shuttle bus,” he said.

Mr Graf said the apartments had high-sustainability ratings with the community ensuring the streets and gardens are well maintained. “It’s a community, they want to live there,” Mr Graf said.

Heba Aly has been a resident in Wentworth Point for over five years now, after moving to Australia from Dubai with her husband. She said they didn’t know much about the areas in Sydney before moving here and stumbled upon the suburb “by luck.”

“I said to my husband, we need to live here,” Ms Aly said.

“We are so lucky, we are part of the community now. Our friends are here, the kids’ school. When they were younger it was perfect because we had a small park nearby, now they’re a bit older they get lunch with their friends in the nearby restaurants. The owners know my kids by name and it’s very safe,” she said.

Wentworth Point has a median monthly mortgage repayment of $2,300 per month, with median rents at $510 per week, according to McCrindles liveability index.
